Screened in Porch sort of "Reveal"

This was hands down the biggest undertaking in this house.

We removed a coy pond, a hot tub, 5 trees, a deck, installed a ceiling, rewired the electrical, installed new stairs, did some landscaping, and finally styled the space.

Whew!!

It was tiring back breaking work and sadly we have never finished the painting part.
Super sad, but glad to finally be doing a round up of the project.

Here are the links to the before:
Here, here, here, and here.
Before:

During:
(after removing and filling in the pond with 4 loads of dirt)
And the Almost Completed After:

Here is a picture during the process, we were swinging the baby after finishing filling in the floor.

Here you can see here how we back up to the interstate.

And this is the walkway around the side of the guesthouse to the "very" back yard.
And the "very" back yard. A double cement wall to buffer the sound of I-240.
Really, the sound of rush hour traffic isn't bad at all. Promise.
And the whole "guesthouse"

Here is the door to the guest house.
painted BM antigua

Here is the exterior of the porch.
No, the painting of the ceiling or the exterior trim was not completed.
That was supposed to happen last summer when I was very very sick in my early pregnancy.

Trust me I tried to paint on a slanted ladder but my husband wouldn't allow me to. haha

Here is my crafting/painting table live in action. haha

This table was so graciously given to me by a friend of a friend.
My sweet friend ashlea got this for me (from Nikki, thanks again!!) while a local Bath and Bodyworks was being remodeled. They had placed several of these tables in the DUMPSTER!!! can you believe that????

Last look, before.

And After.

May not be perfect but it is a Heck of alot better than the before!!

I would say after "completing" this project the screening was the easiest, followed by replacing the floor.

And the rewiring the electrical was the hardest/most frustrating!

Thanks for staying with me through this 3 year renovation!

If it weren't so hot I would spend some more time out here under these awesome fans!

The Good, the Bad, The Ugly. Grouting our Shower

Soo... every home has at least one UGLY side.
Ours was the master bathroom's shower.

For some reason it did not occur to us to try and regrout the bathroom before putting our house on the market.

Well, here is the shameful start people.

and no, not until we took this photo did we realize some of the floor tiles had been replaced throughout the years. Oh well...

SOOO much better!!!

The wall tiles basically look brand new now!!

Our domesticated Jungle

Six weeks ago we sat out to FINALLY landscape the backyard.

I am amazed in such a few short weeks how jungle like our backyard has become.

After our trip to the beach we kinda started slacking back there and now it is time to return it to its riteful before.

We have NO clue what this random pole in the middle of the yard was for. This house has shown to have some pretty bizarre things. haha

And yes that is the interstate wall we back up to. Yes, it's ugly but the sound isn't bad at all!

We love being in the heart of the city and 10-15 minutes from everything!

It will be a bittersweet move when we leave here.

Be back with pictures of how much everything has grown already!

Master Bath "Officially" Complete

Oh it feels soooo good to get this bathroom done.
Sure there are things I would love to still do in here but if we move I figure I will save my energy for a room in the next house.
On the right wall is the toilet and stand up shower.
The toilet is behind this door.
Here is a close up of our regrouting work in the 70's tiled shower.
I still cant believe we were able to bring this back to life

Once the grout dried we were able to notice better where some tiles had been replaced over the years. oh well...
So proud of the final outcome!

*update: the sign is in the yard as of the beginning of this week. no showings yet but I am practicing keeping everything nice and tidy!

Master Bathroom

Well this is one of those rooms that just really needed some love.
In here we have ...
*painted the cabinets black
painted the walls
*changed out lighting
*finally found a mirror that would work for the space
*added draperies.

Here is what it looked like right after we painted the cabinets and finding the mirror.
(This was soon after we moved in so it took us quite a while to make up our minds on what we want)
(sorry for quality, old iphone pic)
Here is a view from the same angle.

Found this precious ring holder at Anthropologie!

For the window treatment I purchased this Thomas Paul fabric. I Love the outcome!

I am still trying to find artwork for this space. I am open to any suggestions.
Thinking some modern funky art.
Are you one to display an item or two on the back of the toilet?

This is where I have always put the facial tissue.. Not quite as stylish, maybe more a habit!
Yes I am sitting on the toilet to take a photo of the sink. haha
Dang these 1960's skinny homes.
I ended up moving the apothecary jars to the other side of the counter.

The light fixtures are from West Elm outlet.

you can see we have a nice amount of storage above the lavitory area.
I really really hate how shiny the cabinets turned out.
This was obviously pre pinterest days...

and still torn as to if I should repaint them a correct black finish or high gloss white...

Thoughts??

And for the hand towel I plan on adding grey and white striped turkish towels under the Anthro hand towel.

The flooring I am obviously obsessed with.
Here are the cabinets below the sink. They have really had some wear and tear to them...

The unique thing about this bathroom is it is accessible from the master and AC's room. so its a true walk through bathroom.

Here is one final view.

and from baby girls room

Left to do:
replace the faucet
replace the shower knobs and shower head
regrout shower
seal bathroom floor with a fresh coat of white epoxy
re-caulk everything
repaint the cabinets...

Now I am tired just typing out this list.

Nursery Diaries: The Nursery

This post is Long overdue.
Our sweet baby boy turned 8 weeks old today!!!

It is just crazy how quickly the weeks have passed.

This room posed quite a few challenges.

First challenge the room only has two full walls.

It also has no natural light!

Here is what I came up with.
This is what you see at the top of the stairs.

The print is compliments of Lay Baby Lay.
It's the quote made famous in the 50's "Babies don't keep"

Here is the first view of the room.
(from the top stair)

This bedding was truely a labor of love.
I might be adding a monogram to the bumper, and in our next home I will add more pattern with drapes.

Here is the view of the wall the crib is on.

We had a blast making the whale, mobile and adding our own upholstry touches.

I have a small sailboat print still needing to be framed and hung over the chair on the right.
Will post a picture once that is hung soon.
Love his monogram!!
The prints were purchased on Etsy.
And the seahorse is from ZGallerie!!

Here are the diaper pins from AC's nursery, and this is the toy storage nook next to the closet.
This is the half wall leading up the stairs.
This was my changing table and we were able to use it for baby girl and now for C.

And one last look.

Thanks for letting me share!
