New House Woes

We have found out some things since moving into the house.

This has been the biggest reason for a blogging hold up!

Dealing with One problem after another!!!

Like... the home warranty we wanted needed to cover the hvac, mainly because it's from 1978, and people didn't double check and make sure that was included. So we now have a home warranty that covers nothing!
Like when the toilet flooded and messed up some Sheetrock and carpet, it only covers plumbing not secondary damage.

The microwave was broken when we moved in. (Heating element went out)

And the whole sink, faucet, and kitchen plumbing was dry rotted and just needed to be entirely replace.

And my favorite.... Upstairs heat won't come on, "needs further review" well, pilot light wasn't lit and the exhaust from the furnace was causing a major co2 leak. Awesome!!!!!

Like call up the fire department, evacuate while they are fully suited up for them to check the dangerous fumes.

$200.00 later on the top of the line Kidde smoke/co2 detectors and secondary co2 detectors.

Then..... The master bath had some noticable "patch" spots of grout. Come to find out....

Everything has to be gutted to the studs because it's all installed improperly and the ceiling in the den needs to come down and be repaired.

AWESOME!!!!!

And no one seems to care!!!

I am strongly considering getting my real estate liscense so I don't have to have a "middle man" this next go around!

Ahhhhh now. The "dust" of the newness on this house has settled and we are starting to prioritize the problems and tackle them one at a time.

So... What I need from you wonderful readers it's Lots and Lots of reviews and feedback on everything from new hvac, companies to go with, type of system you used.

What your favorite things are in bathroom redesigns. (We know we want the basket weave accent tile)

Best stove top, double wall ovens, and what French door refrigerator you have.

Granite sink? Stainless sink? Apron front? 2 compartments or just one big one?

Keep mixing nickle and oil rub bronze?

Just forget it all and start working in the flower beds?

I think this is worse than building from the ground up!

And thank you in advance for all your help!!!! We need lots of people's input because all these decisions while running/ growing the Preppie Peonie, and hubby traveling and 3 kids 5 and under and I am WORN OUT!!!

Love y'all!

Hall Lighting: What We Chose!

Thank you all so much for weighing in on Instagram and telling me which light you like!!

#3 was the unanimous favorite!
This light has pushed me WAY out of my comfort zone but I am warming up to it.

I think once artwork and wall color are up I will like it a lot more!

It has definately brightened up the space!

I dread this whole scraping the ceiling mess...

Happy tuesday friends

What I am loving now....

Can I just say thank you, thank you, thank you????

All your words of encouragement have meant so much!
We are loving the (almost finished) bathroom!!!

Already planning my next room for the one room challenge this coming April!

So... want to see what I have on the brain?

All images are courtesy of houzz.com
See if you see a reoccuring theme here??

THIS IS MY DREAM KITCHEN... the end.

So, we just found out we are having to likely rip out the entire master bathroom... due to a leak we were unaware of when purchasing the home. Fan-freaking-tabulous.

but.... i am thinking this is pretty amazing!

What do you think???

One Room Challenge... The Reveal

Thank you again Linda, from Calling it Home for hosting this wonderful bi annual event and opening it up to other bloggers.

I have found all kinds of new people to follow and I am loving the inspiration!
I need to finish visiting all of these bloggers projects but everyone's everything looks amazing!!!
(click on the above image to go see everyone else's work!)

Can't wait to check out all the other link ups today!
SO proud of everyone!!

We have a few touch up's here and there but I'm calling it.
For example the front edge of the countertops has to be special ordered and I just haven't made it over to the store to do so.

I also need to grab the main white wall's piece of artwork.
(I am picking it up today so I will update a picture once I pick it up and get it hung.)

The countertop installation proved to be easier than we expected and the plumbing/sink installation was pretty easy as well.
                               Before:                                                                   After:

The drapes do such a great job of softening the space
and you can't go wrong with this fabric from Kravet.

Alot of you have asked about specifics of the palet wall.
Casey purchased the boards at Lowe's and its called hobby board.

I thought this print from Jones Design Company was precious displayed in here!
And who can resist this adorable scalloped metal/mirror tissue holder from World's Away.
It's so perfect!!
I found this tassle a few weeks back at a store on the Collierville square, I knew it was a fun element to add to the room and tie in my love for birds!

I'm not loving the burlap ribbon tie back, but it works for now until I make one out of the trellis fabric.

I am still looking for a runner of sorts for this room and I am not quite sure what we need...
Maybe a medium sized pattern?
Dash and Albert indooor/outdoor?

Of course I had to incorporate one of my favorite handtowels with a metallic monogram!

Notice the toothbrush holder on the right? That and the toilet paper holder need to be removed but that is a pretty decent patch job left on the wall so I will address that after the big birthday party this weekend.

And.. on a funny note. I LOVE the fresh look of a bead of caulk. I know.... Im a crazy. haha.

ORC Week 4. Half Bathroom

Ever been the last one to the party??

Like so late it is OVAH. well.... thats kinda how i feel with this weeks linky party for the challenge.
I do have a viable excuse, (like with any good party) I stitched about 15 monograms, 4 appliques, 4 custom pillows, and started on some drapes.
(click on image to head over to Calling it Home and see the other bloggers projects)

My machines are Dying for a break so this week I will wrap up 3 small orders and get to work on this half bath!
Promise.

Despite all my work on orders we did get the countertop taken out, some accessories hung, purchased the sink, and 3/4 of the room painted.

Feeling some accomplishment!!

This next week is to:
*finish painting
*rehang cornice
*hopefully get countertops installed
*install doors on the cabinet
*drill and put new hardware on cabinetry.

I can see the finish line but we aren't there yet...
Back to where we started.
Here is where we left off last week and what it looked like after pallet wall painted, some accessories hung and a mock up of the countertops.
Pretty obsessed with how this is going to look.

Still torn on if this portrait of baby girl needs to stay in here or not.
It's really hard to get a good angle of this room.

All the white was leaving some shadows.
I promise for great pictures on the reveal week.

SO excited to already be at this point!
Now that I have some down time to go peruse everyone elses progress!

ORC: Week 2

It's week two already and we are making some slow and steady progress!
(click on image to head over to Calling it Home)

Okay... so have had a few days to plan our next move from here.

The first and most important thing was accomplished a few weeks ago when we moved in.
This nasty room was Scrubbed clean!

Next up was removing this light.

And installing this light from Pottery Barn

We chose a slightly different globe for the light for this space.

Next we updated the electrical outlet and the light switch.

Now that the room was clean I started to brain storm ideas.
Are you all aware of the amazing new fabric collection Sara Richardson is doing for Kravet?
It's pure genius!!!!

Here is my inspiration photo for the cabinets.

Our paint color is Sockeye by Sherwin Williams

The home made chalk paint had great coverage over the graining in the oak cabinets.

super digging this floral fabric.
The aforementioned fabric (panel in the background)

The diamond fabric I went ahead and purchased and reupholstered a cornice I had used in our last home.
I love how it turned out.
Now I just need to purchase the panel fabric.

Completed so far:
*replaced electrical outlet
*replaced light switch
*installed new pottery barn light
*upholstered and hung cornice
*primed and painted cabinets

What we have left to do:
*countertops
*cabinet hardware
*paneling treatment for the walls
*artwork
*accessories
*runner

Stay tuned for next week.
And come see what all the other projects progress looks like.

One Room Challenge: Downstairs bathroom.

Click on the image to go head over to Calling it Home and see all the other fabulous rooms people are tackling!

I am so excited to be jumping feet first in on the downstairs half bath.

The one room challenge is a Great way to hold me accountable to finish this space quickly!

Its obviously a space used by the guests that pass through our home pretty often and I want it to be an inviting and fun space.

Our last house was a place for me to really experiment with my own style and see what we did and didn't like as a couple.

This house will be one for me to push the envelope a little.

 Here are the before photos.
Although I am sooo thankful the tiling throughout the home was updated to a neutral tile it amazes me they painted over wallpaper and did not touch anything else throughout the house.
Exhibit A: the lighting, cabinet, countertop....

So.... stay tuned as we begin this transformation!

We have begun on the cabinetry and here is our inspiration for the walls.
The painted over wallpaper is buckling and in pretty bad shape so we plan to do a farmhouse paneling effect in here.

As of right now we do not plan on hanging sconces but would love to eventually.

And not quite this color but along these lines of painting the cabinetry.

Check back next week to see the progress on the cabinets!
Feel free to link up your project!! (click on the image)
